Appletree Farm Terms & Conditions

    Bookings and payments

  1. Full week bookings are Friday to Friday (7 nights). Short breaks are for a minimum of 3 nights, normally starting on Friday or Monday.
  2. Bookings can be made via the website, by email or by phone. Bookings remain provisional until payment has been received.
  3. A non-refundable £50.00 deposit is payable at the time of booking. Full payment is due two calendar months before the start of your holiday. If the full balance is not paid by the due date, we reserve the right to cancel the booking.
  4. Our preferred method of payment is by direct bank transfer (BACS). Cheques, accepted by arrangement, but booking remains provisional until cheque has cleared.
  5. Provisional bookings will be held for a maximum of 24hrs. Unless the booking is confirmed and payment received within this period, the booking will be cancelled.
  6. In the event of cancellation by guests prior to the start of the holiday, refunds are discretionary and will only be considered if the property is re-let. We reserve the right to refuse or cancel any bookings without further liability on our behalf. In this event, a full refund will be given.
  7. Arrival and departure

  8. Arrival time is no earlier than 3pm. Departure time is no later than 10am, unless prior arrangement agreed.
  9. On arrival, two keys will be issued. Lost keys will be charged at £20 each.
  10. On departure, Appletree Farm the lets must be left clean and tidy. All crockery, cutlery and implements should be washed and put away.
  11. All damage must be paid for. An automatic penalty of £250 will be charged if the Farmhouse is left in an unacceptably dirty condition or if the buildings and/or its contents have been abused.
  12. Guests

  13. The maximum number of guests permitted to stay in Appletree Farm lets are 6 in the two bed and 2 in the one bed at any one time. The two bed can accommodate 2 extra guests at no extra charge, but this is sofa bed sleeping arrangements. The additional guests may be accommodated by prior arrangement with the owner.
  14. No organized or impromptu parties are to be held at Appletree Farm under normal circumstances, including stag parties and hen parties.
  15. Appletree Farm lets must not be used for any dangerous, noxious, illegal, immoral, offensive, noisy or anti-social activities. Guests causing a nuisance or annoyance to the owner, or breaking the terms and conditions of the holiday let, will be required to leave.
  16. Due to the age of the barn conversions, which is a 17th century building, we regret that the Properties are not suitable for visitors with mobility problems who cannot manage stairs. There is a downstairs toilet in the two bedroom, but no bathroom. The one bedroom does have two steps down to the bedroom.
  17. Children must be supervised at all times around the farm. Dogs are more than welcome accompanied by responsible owners. The property is on a farm with livestock in the surrounding fields, owners must ensure that dogs are kept under control at all times.
  18. Pets, smoking and fire precautions

  19. Appletree Farm lets operates a NO Smoking policy inside each property.
  20. Care must be taken when using the multi-fuel burning stove in the one bedroom let. Please ensure that the door to the stove is kept closed once the fire has been lit. A fire extinguisher and a fire blanket is provided.
  21. The properties are fitted with smoke and carbon monoxide detectors, which are regularly tested. If any of the alarms go off, please leave the building immediately and contact the owner.
  22. Septic tank

  23. Sewerage at Appletree Farm is by means of a private septic tank. It is vital that nothing is put down the drains that might block the pipes or affect the workings of the septic tank. No items apart from toilet paper should be flushed down the toilets or any non-biodegradable material should be put down any of the toilets, sinks, basins, or showers. No bleach or bleach-based cleaning products should be used as these will damage the biological processes in the septic tank. Guests acting irresponsibly will be liable for the cost of unblocking drains, emptying the septic tank and/or any other remedial work required to restore the system.
  24. Doors, windows and security

  25. There is Velux windows in the two bed. To avoid rain water damage, please ensure that the windows are closed when you go out, or if it is raining when you are in other parts of the house.
  26. Guests are reminded that the security of your possessions in the lets and in your vehicles is your own responsibility.
  27. Furniture, furnishings and appliances

  28. Please remove boots and shoes before walking on the carpets.
  29. Please ensure that pets do not go on the furniture or beds. It is the dog owners responsibility to make sure your pet is washed, if necessary and clean before entering the lets. Buckets and hot water are available outside each let. Owners are requested to bring their pets bedding with them.
  30. The lets have been furnished and equipped to a high standard. Guests are requested to respect the furniture, furnishings, and appliances in the properties.
  31. Guests are advised that if the building or its contents are damaged as a result of irresponsible or malicious behavior by visitors, including pets, an automatic penalty of £250 will be charged. The owners reserve the right to levy additional charges to cover the full cost of repair or replacement.
  32. If you experience problems with any appliances or if there are spillages or any minor breakages during your stay, please inform us as soon as possible.
  33. Parking and access

  34. Parking for three cars is provided next to the lets. Additional vehicles can be accommodated within the farm yard.
  35. The owners cannot accept responsibility for damage to guests’ vehicles anywhere on the premises, including the farmyard and on the drive.
  36. Mobiles and wi-fi

  37. There is no landline in the lets, but there is reasonable mobile reception.
  38. Free wi-fi is provided but please note that, due to the thickness of the stone walls in the lets, signal strength can vary from room to room.
The owners reserve the right to vary these Terms and Conditions at their discretion at any time.
